Here is the first (and MOST Important) fact that you MUST understand and come-to-terms-with if you are going to successfully use hard money to grow your real estate investing business...
Hard Money is REALLY Expensive.The national average is around 3-5 points and 15% Interest Only. (Don't worry if you don't understand what this means...you will shortly.)
It doesn't matter if you're a brand new investor or a seasoned pro, the first time you hear this your jaw usually ends up on the floor in shock.
Many investors just can't get past the mental roadblock this creates, so they never unleash the power that hard money gives to real estate investors.
DON'T Let This Happen to You!
Once you truly understand why hard money is your ultimate secret weapon as an investor - and why if you're not using hard money, there's a very good chance your investing business is going to get stuck in slow-motion (if it ever gets of the ground in the first place) - all of your investing worries, fears and frustrations will simply melt away.
It's an incredibly liberating feeling... and one that I want to help you get to...fast.
...My partner and I have been hard money lenders for over ten years.
But before you start thinking that I have a purely self-serving motive for endorsing hard money, let me tell you a couple of things:
1) As a full-time investor for the last 25 years, hard money lenders have helped me complete over 800 real estate deals. The only reason I stopped using a hard money lender...is because I BECAME the hard money lender.
AND
2) My partner and I only lend hard money in the Tampa area, so there is a 99.9% chance that we can't earn your hard money business in the first place.
It's important for you to know that I've been on both sides of the hard money transaction and I'm here to tell you that a real estate deal that has a hard money lender involved is a deal that everyone's going to make money on.
Let me explain...
Let's say for a moment that you found the perfect real estate deal - a home-run worth $400,000 that you can pick up for $200,000 (and you know these are EVERYWHERE in today's market..if you know where to look). The only problem is...
...you've never done a real estate deal before AND
...you haven't had a "job" in years AND
...your car just got repossessed and your house is in foreclosure AND
...you just spent your last one hundred dollars getting this "game-changer" deal under contract AND
...you have to close by next Tuesday or the deal's off...
My guess is that your local bank won't exactly fall all over themselves to get your loan approved.
The reality these days is that even if you've got an excellent track record as real estate investor, twenty percent or more to put into the deal AND perfect credit, traditional lenders simply ARE NOT lending money on investment properties.
But Hard Money Lenders are.
And we don't care about your personal information, we care about the deal. It's called "equity-based lending" and it's exactly what hard money lending is all about.
...and this could be your "AHA" moment...there is not a single Hard Money Lender on the planet that is not also a real estate investor. Not one.
Why does that matter to you?
Because if a hard money lender says "OK" to your deal...then you, my friend, have a rock-solid deal.
It's like having a extremely experienced, local real estate mentor watching over your every step. It's their money that's on the line and they're going to make sure it's not at risk.
When you work with a hard money lender, you are essentially "partnering" on the real estate deal. EXCEPT, it's only going to cost you six or seven percent - NOT FIFTY - they put up all of the money AND they also take on ALL the risk.
Not too shabby, right?
And the really powerful secret is that you can make up the entire expense (and more) of using a Hard Money Lender by being able to make ALL-CASH OFFERS that you can CLOSE IN DAYS.
Motivated seller's - under extreme time deadlines - are a real estate investor's best-friend.
If this makes sense to you...then you are well on your way to true freedom through real estate investing.
"What about finding private investors to lend you money out of their 401k's for your deals? Isn't it cheaper and easier?"
The truth is that Hard Money Lenders actually ARE private investors...it's their own money they're lending. The biggest difference is that Hard Money Lenders are typically highly experienced investors...so you don't need to give them your business plan and convince them that YOU are a good bet for their investment. They look at the deal and know.
And the reality is that as you develop a track record and grow your relationship with your local hard money lender, you won't find better financing terms any where else on the planet. If you do it right, you can literally pick up the phone and have funds for your deals in hours.... That's where you need to be.

But as the saying goes..."You never get a second chance to make a first impression" ...there are things you can do to dramatically improve your chance for a successful first encounter with a Hard Money Lender.
Things as basic (and absolutely critical) as using the correct real estate lingo (speaking the language) to how you present your deal (if you even have one - it's definitely not a requirement to get the ball rolling), can either fast-track your deal to closing...or make it a real uphill battle to gain your local Hard Money Lenders' attention again.
